Title and Closing

ServiceLink is uniquely positioned as an operating division for the seven Fidelity National Financial underwriters.  We are a single-source provider of a full range of title products and services on a national basis for all facets of origination.  Our centralized title platform, combined with our industry-leading technology and experienced staff is what makes ServiceLink stand out in the industry.  Our processes have proven to reduce cycle time and operating costs for lenders in addition to mitigating risk.

Default Servicing

ServiceLink’s Default Servicing Division provides a variety of third-party Asset Valuation, Management, Sales and Settlement Solutions for loan servicers nationwide. With a proven history of performance, industry knowledge and network of Operations Centers throughout the United States, the Default Servicing Division provides outstanding customer service, financial stability, industry-leading title clearance and REO closing capabilities led by the industry’s most experienced executive and operations management team.

Products and services include: AVM, BPO and Appraisal; Asset Management and Disposition; Short Sale; Default Title/TSG; REO, Short Sale and Loan Modification Closing Services.

The Vision System

The Vision System is a comprehensive, web-based solution for vendor management/settlement services needs. Encompassing 20+ years of vendor management experience, the Vision System was developed to incorporate the business and process functionality required to effectively manage and deliver orders for multiple products and services fulfilled through third-party vendors nationwide.

The Vision System, which utilizes a multi-tier architecture, is the gold standard for all vendor management system automation providing the highest levels of reliability, scalability, availability and manageability.

II.  ServiceLink Loss Mitigation Services ("SLLMS")

As the two primary divisions of FNF Servicing, Inc., LoanCare and SLLMS work closely together to provide loss mitigation services to the industry.

Outsource The Entire Loss Mitigation Function

SLLMS will perform the entire loss mitigation process and provide a bundled solution, from collections through workouts as follows:

• Make outbound collection calls
• Accept inbound calls from borrowers
• Locate borrowers when necessary
• Send and review hardship packages
• Determine reasons for default
• Identify borrower's intentions regarding the property
• Determine eligibility  for various workouts
• Negotiate the best workout resulting in one of the following: repayment plan, forbearance plan, loan modification, deed-in-liew of foreclosure and short sale

SLLMS has a highly experienced staff of loss mitigation specialists in several locations throughout the United States and its technology is among the best available in the industry.

Component Loss Mitigation

SLLMS also offers a stand alone Loss Mitigation Program whereby clients are not required to use and pay for a full service loss mitigation program but engage SLLMS to perform only the services truly needed. Loss mitigation services are unbundled and individual component services are offered.
